Requirements
● Technical Education: A Bachelor’s degree in Engineering (Industrial or Electrical) is highly preferred to manage the building's high-voltage capacity and specialised HVAC systems.
● Facility Expertise & Critical Operations Experience: Proven experience managing 24/7 critical environments (e.g., Data Centres, Trading Floors, or Corporate HQs) where infrastructure failure is not an option.
● Regulatory Knowledge: Deep understanding of the Spanish Technical Building Code (CTE) regarding fire safety (DB-SI) and accessibility (DB-SUA), and thermal installation regulations (RITE).
● Technical Knowledge (Power & HVAC): Advanced knowledge of UPS systems, power redundancy (N+1), and electrical load management. Deep understanding of RITE (Thermal Installations) and F-Gas regulations regarding R-410A refrigerant management.
● Asset Management: Ability to manage "as-built" documentation and technical histories from a landlord's perspective to maintain the building's certification and value.
● System Proficiency: Hands-on experience with BMS software and the ability to manage complex "as-built" documentation and technical histories.
Responsibilities
Facility & 24/7 Critical System Operations:
Responsible for the effective running of all facilities contract services, specifically managing the BMS (Building Management System) for the 4-pipe HVAC
system, ventilation (UTA), and general building maintenance.
Critical Infrastructure Maintenance:
Oversee planned and ad hoc maintenance of the building’s UPS (Uninterruptible Power Supply), electrical switchgear, and plumbing to ensure 100% operational continuity.
